How to Choose a Commercial Drywall Subcontractor in the San Francisco Bay Area

Drywall touches nearly every interior trade. When the framing and board schedule slips, everyone behind it slips too — which is why general contractors put real weight on choosing the right drywall subcontractor. Here is what separates a reliable commercial drywall sub from a risky one in the San Francisco Bay Area market.
1. Scope completeness at bid time
The cheapest number is rarely the most complete one. A disciplined sub reads the wall types, deflection details, and head-of-wall conditions before pricing — and states clearly what is included, what is excluded, and what is qualified. Ask every bidder for their exclusions list. A sub with no exclusions either missed scope or plans to make it up in change orders.
2. Labor capacity and crew consistency
Drywall is a labor-driven trade. Production on a commercial job comes down to how many competent hangers and tapers show up every day and whether the same crew stays on your project. Ask who will actually run the work, how the sub staffs peak weeks, and how they handle overlapping projects. Small, consistent, well-run crews routinely outperform larger rotating ones.
3. Finish quality where it matters
Bay Area offices and restaurants run long window lines and hard downlighting — critical-light conditions that expose every ridge and bad joint. A commercial sub should talk about finish levels without prompting: where Level 4 is fine, where the drawings call for Level 5, and how they price the difference. If finish levels never come up in the bid conversation, expect a fight at punch.
4. Clean paperwork
On commercial work, the sub's back office matters almost as much as the field. Monthly billing tied to an accurate schedule of values, correct California lien waivers, documented change orders, and organized closeout packages keep a project — and its payments — moving. Ask a prospective sub how they bill and how they document extras. The answer tells you a lot about how the whole job will go.
5. Tenant improvement experience
TI work is its own discipline: compressed schedules, occupied buildings, freight elevator windows, noise restrictions, and scope that moves mid-stream. A sub who mostly builds ground-up housing will struggle in a fourteenth-floor office buildout. Ask for recent TI references — office, retail, or restaurant — and call them.
