Metal Stud Framing for Commercial Tenant Improvements: What GCs and Owners Should Know

In a commercial tenant improvement, framing sets the pace. Every trade that follows — electrical, mechanical, plumbing, drywall, paint — builds on the layout and quality of the metal stud work. Here is what general contractors and owners should understand about interior metal stud framing on Bay Area TI projects.

Why commercial interiors use metal studs

Cold-formed steel framing is the standard for commercial interiors for good reasons: it is non-combustible, dimensionally stable, consistent from stick to stick, and fast to install. It does not warp, shrink, or feed termites. For office, retail, and restaurant buildouts, metal stud framing delivers straight walls and predictable schedules.

Gauge and spacing are not one-size-fits-all

Stud gauge, width, and spacing come from the drawings — wall height, wall type, and what the wall has to carry. Tall partitions, walls supporting heavy casework or wall-mounted equipment, and openings all demand heavier framing or reinforcement. A framing sub who prices without reading the wall types is guessing, and the guess usually surfaces later as a change order or a deflection problem.

The details that separate good framing from problems

Head-of-wall and deflection conditions: buildings move, and the framing has to accommodate it — slotted track or deflection assemblies where the drawings call for them. Backing and blocking: casework, TV mounts, grab bars, and equipment all need solid backing installed before board goes up; missed backing is one of the most common and most expensive TI do-overs. Openings: doors and windows need properly reinforced framing so they operate correctly for the life of the space. Layout coordination: framing layout locks in dimensions for every trade behind it, so it has to be checked against the architectural plan, not eyeballed.

Framing drives the TI schedule

On a compressed TI schedule, framing has to stay ahead of MEP rough-in, and close-in inspections have to be sequenced so board can follow without dead days. A framing sub who communicates — flagging conflicts between the drawings and field conditions early — saves the GC weeks over the course of a buildout. The cheapest framing number means little if the crew disappears for a week mid-schedule.
